What to Expect During a Roof Replacement Project

What to Expect During a Roof Replacement Project
Share on FacebookShare on Twitter

Deciding to replace a roof is rarely an easy call, since it usually means facing a leak that will not stay fixed or an inspection report showing the shingles are simply past their useful life. Once that decision is made, though, understanding the process ahead of time takes a lot of the stress out of it. Homeowners considering a roof replacement Salt Lake City crews handle regularly can expect the project to move through a fairly predictable sequence, from initial inspection to final cleanup, usually within a matter of days rather than weeks.

The first step is always a thorough assessment of the existing roof, including the decking underneath the shingles. Rotted or water-damaged decking has to be replaced before new shingles go down, since laying new material over a weak base just sets up future problems. This is also the point where homeowners often start thinking about insurance, especially if hail or wind caused the damage in the first place. Reading through resources on filing a homeowners claim ahead of time can make that conversation with an adjuster go a lot smoother, since documentation and timing tend to matter more than people expect.

Material choice comes next, and this is where a lot of homeowners get to have some fun with the project. Architectural shingles have become the standard for most residential roofs because they hold up well and give a more dimensional look than older three-tab styles, but metal roofing and synthetic slate have also gained popularity for homeowners wanting something that lasts even longer. Cost, climate, and the style of the home all play into this decision, and a good contractor will walk through the tradeoffs rather than just pushing whatever is easiest to install.

Once materials are chosen, the actual tear-off and installation usually happen fast, often in a single day for an average-sized home. Crews remove the old shingles, inspect and repair the decking, install underlayment and flashing, and then lay the new shingles from the bottom edge up. Proper ventilation gets addressed here too, since trapped attic moisture is one of the fastest ways to shorten a brand new roof’s lifespan. Homeowners dealing with recurring moisture issues in the attic or walls might also want to look into guidance on preventing indoor mold growth, since a leaky or poorly ventilated roof is one of the more common causes of mold showing up where it should not.

Cleanup is the last piece, and it matters more than people expect. A reputable crew will run a magnetic sweep for nails, haul away the old materials, and leave gutters and landscaping in the same shape they found them. Before the crew leaves, walk the roofline yourself if you are comfortable doing so, or ask for photos of the finished work so you have a clear record of what was installed. A new roof is a significant investment, and knowing what happened at each stage gives homeowners confidence that the money was well spent and the home is properly protected going forward.
